BC rental property due diligence: leases, strata, condition, and income

A buyer checklist for testing tenancy evidence, restrictions, operating history, physical condition, strata records, insurance, and financing before relying on rent.

Direct answer

Rental-property due diligence must verify the legal tenancy, payment and expense evidence, property condition, strata and municipal restrictions, insurance, financing, and capital plan. An advertised rent or pro forma is not evidence of durable income.

Decision points

  1. 01

Reconcile the lease, ledger, deposits, notices, and actual receipts.

  2. 02

Review strata and municipal restrictions before modelling use.

  3. 03

Inspect condition and capital exposure independently from the income statement.

Verify the tenancy file

Review the written agreement, amendments, current rent, included services, deposits, inspection reports, notices, payment history, arrears, disputes, occupants, and any representations about vacant possession. Escalate inconsistencies before subject removal.

Verify the property around the lease

Review title, strata documents, bylaws, insurance, depreciation evidence, municipal rules, permits, condition, systems, major contracts, and financing requirements. The tenancy cannot cure a weak building or prohibited use.
