What to reconcile
Check the strata lot identity, monthly fees, arrears, approved special levies, parking and storage allocation, agreements affecting the lot, notices, and attached depreciation and insurance material. Flag anything inconsistent with the listing or contract.
Freshness matters
A meeting after the form date may approve work or reveal a new claim. Ask whether newer minutes, notices, engineering reports, or insurance changes exist before subject removal and again if completion is much later.
