Construct the total-cost timeline

List funds advanced, prepaid or deducted fees, interest payments, lender and brokerage charges, appraisal and legal expenses, renewal or extension charges, discharge costs, and any reserve. Then model the expected and delayed exit dates.

Challenge the exit

If the plan is refinance, sale, construction completion, or an income event, record the evidence, dependencies, timing margin, and failure case. A loan that is affordable for six months may become unsafe if the exit slips.
