Condo renovation cost is shaped by more than finishes. Strata approvals, permits, working-hour rules, elevator bookings, protection, waste, hazardous materials, plumbing or electrical constraints, and change orders can determine feasibility and schedule.
Decision points
- 01
Read bylaws and renovation rules before pricing finishes.
- 02
Use written, comparable scopes and allowances.
- 03
Hold contingency for discovered conditions and approval changes.
Build the pre-construction file
Collect strata bylaws and forms, standard-unit information, insurance requirements, deposits, permitted hours, access procedures, elevator rules, municipal permit guidance, drawings, and professional requirements before soliciting final bids.
Compare bids consistently
Normalize demolition, disposal, protection, labour, materials, allowances, tax, permits, design, engineering, temporary accommodation, schedule, exclusions, and warranty. A low price with vague allowances is not directly comparable to a complete scope.
