The official source stack
The OCP provides the long-range geography and role of each urban centre. The major-project list provides a point-in-time view of individual rezonings. Council records and application pages supply later decisions and amendments.
Read the four town centres separately
Metrotown, Brentwood, Lougheed, and Edmonds have different plan histories, transit relationships, land assemblies, tenure mixes, and application stages. A Burnaby-wide pipeline total can show scale, but it cannot describe the delivery risk or neighbourhood effect of one project.

The stage labels that matter

What remains outside the dataset
The public planning record does not establish developer financing, presale absorption, contract terms, achievable prices, or construction certainty. Those are separate questions requiring separate evidence.
