Build the sale-cost stack from written amounts

Enter the negotiated brokerage remuneration and applicable tax, conveyancing and discharge costs, repairs or preparation, staging, certificates or documents, contract adjustments, possible tax, and other written-quote items. A percentage allowance hides which number still needs evidence.

  • Use the signed service agreement or a written proposal for remuneration and services.
  • Keep preparation and repair estimates separate from the transaction statement.
  • Mark any amount as pending until the party who will charge it confirms it in writing.

Reconcile the secured debt before treating proceeds as available cash

The mortgage statement balance may not equal the completion-day payout. Ask the lender for a payout request that addresses accrued interest, prepayment charges, discharge fees, secured credit lines, and timing. The conveyancer's trust statement is the completion record, not the listing price or lender-app estimate.

  • Record the payout-expiry date and whether it assumes a specific completion date.
  • Identify every charge registered against title or secured against the property.
  • Leave a timing reserve where a payout, adjustment, or sale date remains unconfirmed.

Use one sale scenario to compare brokerage proposals

For the same assumed sale price, convert each written remuneration proposal into dollars and add its applicable tax. Then compare included marketing, cooperating-brokerage treatment, expenses, termination or holdover terms, and the seller result after other known costs. A lower percentage does not, by itself, establish a better seller outcome.

Separate planning from tax advice
