Build the operating statement first

Start with supportable long-term rent and other recurring income, apply a vacancy allowance, then subtract property tax, strata costs, insurance, maintenance, owner-paid utilities, management, and other recurring expenses. The result is net operating income before financing and tax.

Add financing without rewriting the property

Mortgage payments change cash flow and debt coverage but do not change the property's pre-financing NOI. Compare scenarios with the same operating assumptions before deciding whether leverage improves or weakens household resilience.

Keep capital and tax questions visible

Large replacements, special levies, acquisition costs, income-tax treatment, capital cost allowance, ownership structure, and disposition need separate analysis. The calculator is a pre-tax scenario, not a return, appraisal, or investment recommendation.
