Strata fees in BC: what they cover and how to assess them

Evaluate a BC strata fee through the operating budget, contingency contribution, unit entitlement, insurance, services, deficits, and capital plan.

Direct answer

A strata fee is the unit's approved share of operating-fund and contingency-reserve contributions. The amount is meaningful only when read with the budget, financial statements, unit entitlement, insurance, depreciation report, and upcoming work.

Decision points

  1. 01

A low fee is not automatically efficient or safe.

  2. 02

Compare the budget and capital plan, not only dollars per month.

  3. 03

Trace fee changes to services, insurance, deficits, reserves, and planned work.

Read the fee beside the budget

Identify utilities, insurance, management, cleaning, maintenance, staffing, amenities, and the contingency contribution. Confirm whether sections, types, parking, heating, or other allocations create additional charges for the lot.

Test whether the fee is carrying the building

Compare budgeted and actual results, recent deficits, fee history, reserve contributions, insurance changes, major contracts, depreciation-report funding scenarios, approved work, and proposed levies. A fee can be low because costs are deferred.

Translate the documents into monthly and capital exposure

Use the ownership-cost tool for the recurring fee and the strata-exposure tool for irregular capital scenarios. Keep them separate so a monthly affordability result does not conceal a possible levy.
