A market with more negotiating room

BCREA said active listings were at their highest level since 2015 and that elevated new-home inventory was adding pressure. More inventory can improve buyer choice, but its effect varies by location, price bracket, property type, and seller urgency.

Why the average price needs caution

The provincial average changes when the mix of expensive and less-expensive transactions changes. It is useful for a broad directional snapshot, not for appraising a home or measuring one neighbourhood.
